PRE-APPROVAL
Before serious shopping begins, get pre-approved and understand cash to close, monthly payment ranges, reserves, and loan options. This makes your offer stronger and protects you from shopping outside your comfort zone.
REPRESENTATION
Texas now requires a signed buyer representation agreement before touring homes. Once that is in place, we build the search, set alerts, and define the decision criteria.
SEARCH & TOURS
We compare neighborhoods, values, layout tradeoffs, commute patterns, taxes, HOA considerations, and resale strength—not just bedroom count and finishes.
THE OFFER
When you find the right home, we build the offer around pricing strategy, financing terms, option period, earnest money, closing timeline, and negotiation leverage.
OPTION PERIOD & INSPECTIONS
During the option period, you have the chance to inspect the property and evaluate condition, systems, repairs, and risk. This is where many buyers either negotiate or move on.
APPRAISAL & UNDERWRITING
The lender orders the appraisal and final underwriting conditions are cleared. We monitor deadlines and make sure the transaction stays aligned with the contract.
INSURANCE & UTILITIES
Before closing, line up homeowner’s insurance, confirm wire instructions through the title company, and prepare for utility transfer and move-in logistics.
FINAL WALK-THROUGH
Right before closing, we do a final walk-through to confirm repairs (if any), condition, inclusions, and that the home is ready to transfer.
CLOSING DAY
Once documents are signed and funds are received, the title company records the transaction. After funding and recording are complete, you officially own the home.
